Real estate developer Immobel has finalised the acquisition of the Commodore project (11,000 m²) in Evere via the acquisition of SPV Colonel Stone srl, holder of a building right to the plot. The project, designed by the architectural firm DDS+, was conceived by a partnership between the limited companies Stratel (Ph. le Hodey) and Auxiliaire de Gérance (N. Peterbroeck).
The Commodore project is part of the Brussels Region’s overall plan to redevelop a former office area into a pleasant residential area in a green environment, with a pedestrian zone and bicycle paths. It has a final permit and involves the redevelopment of a former office site into 115 flats in three buildings surrounded by greenery. In addition to the 124 car parking spaces, 229 bicycle parking spaces will be provided to encourage soft mobility. Marketing of the flats should begin in the first quarter of 2023.
The ground floors of the buildings will be designed to accommodate commercial spaces and public facilities (such as a doctor’s surgery or a crèche), which will create a direct link with the city. Residents will have access to many amenities within walking distance.
To promote biodiversity on the site, residents will benefit from a park with an orchard and a shared urban vegetable garden. The buildings will be equipped with a rainwater recovery system, solar panels and green roofs.
“The Brussels-Capital Region has a structural shortage of quality affordable housing. With Commodore, we are responding to this demand and continuing to expand our residential offer in Brussels. We are happy to contribute to the redevelopment of a former peripheral office area into a modern, pleasant and sustainable residential area,” explains Adel Yahia, Managing Director of Immobel Belgium.
